Try the estimators

Two quick tools to get a feel for your numbers. Results are estimates only — not a commitment to lend, and not a substitute for a real document review.

Pre-approval estimator

Uses the federal stress test (qualifying rate = your contract rate + 2%), GDS 35% / TDS 44% guidelines, and Canada’s minimum down payment rules.

Refinance check

See whether breaking or renewing your mortgage could actually save you money — penalties included.

Free pre-approval review

A real pre-approval is more than a quick online calculator. Here’s what ours covers:

  • A real document review up front — we look at your actual income, debts, and down payment, so your pre-approval means something when it counts.
  • The federal stress test, explained plainly — you’ll know exactly what rate you qualify at and what that means for your budget.
  • A rate hold while you shop — lock in today’s rate while you find the right home, so a rate increase doesn’t shrink your budget.

Who it’s for: first-time buyers, move-up buyers — and tougher files too. Self-employed income, bruised credit, or tight ratios? As part of Dominion Lending Centres, we have access to many lenders beyond the big banks, so we can find a fit where a single bank might say no.

Free refinance check

Thinking about refinancing? We’ll run the numbers to see whether refinancing could lower your payment, consolidate debt, or free up equity — and we’ll be honest with you. Sometimes the right answer is to wait out the penalty rather than refinance now, and we’ll tell you that too.

Common questions

How long does a pre-approval take?
Usually one to two business days once we have your documents — and same-day is sometimes possible if everything is in hand. The estimators above are instant, but a real pre-approval needs a human review.

Does the refinance check affect my credit?
No. Running the numbers uses the information you give us — there’s no credit pull involved. A credit check only happens later, if you decide to move ahead with an actual application.

What documents does a real pre-approval review need?
Typically: recent pay stubs or an employment letter, your down payment confirmation (bank or investment statements), photo ID, and — especially if you’re self-employed — your last two years of tax notices of assessment. We’ll give you a simple checklist so nothing gets missed.

What does this cost?
Nothing out of pocket. For most residential mortgages in Canada, the lender pays the broker’s compensation when your mortgage funds — so our advice and reviews are free to you. If a situation ever worked differently, we’d tell you up front before anything moved forward.
