A pre-qualification is a quick estimate based on numbers you state; a pre-approval is a verified file — your income, down payment and credit actually reviewed, a maximum amount calculated under the stress test, and usually a rate held for up to 120 days. Only the second one protects your offer in Edmonton, because only the second one has already survived the questions a lender will ask after you write it. Sellers and their realtors know the difference, even when the two letters look similar.
What happens in each process?
Pre-qualification: you provide income, debts and down payment verbally or in a form; you receive a ballpark amount. No documents are verified and no credit check is necessarily done. It is useful for early planning and nothing more. Pre-approval: you submit employment and income documents, down-payment proof, and consent to a credit check; the broker or lender underwrites the file, applies the qualifying stress test — the higher of your contract rate plus 2% or the Bank of Canada benchmark framework in force — and issues an amount with a rate hold. My explainer on how long a pre-approval lasts covers the validity window and what can change it.
Does a pre-approval guarantee funding?
No — and understanding why protects you. A pre-approval approves you, not the property. The lender still appraises the home, reviews condo documents where relevant, and confirms nothing material changed: same job, no new debts, down payment intact and sourced. That is why you still keep a financing condition in your offer even when pre-approved. Files fall apart when buyers treat the letter as a guarantee and finance a car during their condition week — the exact pattern in what can make an approval fall apart after an accepted offer.

Which one do you need, and when?
Pre-qualify when you are a year out and building a savings target. Pre-approve when you are within about four months of buying — the rate-hold window and the document freshness both point that way. Start with the Pre-Approval & Refinance Check, and if your purchase is a first home, follow the sequence in the First Home Guide for Edmonton. If you already hold a mortgage and are planning a move, a Mortgage Renewal Check covers the parallel renewal timing.
“Our bank’s quick pre-qualification fell apart on documents. Travis rebuilt the file properly and our next offer funded without drama.” — Google review excerpt
