For an Edmonton first-time buyer, new build versus resale is not just a lifestyle choice — it is two different mortgage timelines. A resale home usually closes in 30 to 90 days on a standard approval and rate hold. A new build can take a year or more, needs deposit money in stages long before possession, may add GST to the price, and forces a rate strategy that survives interest-rate decisions you cannot predict. Neither is automatically cheaper; they spend your money at different times and carry different risks, and the right choice depends on your cash, your timeline and your tolerance for uncertainty.

Deposits: staged cash vs one deposit
Resale: a deposit with the offer and on condition removal, then the balance of your down payment at closing — one wave of cash. New build: a deposit schedule in the builder contract, with stages that can reach a substantial share of the price months before you own anything. That money is committed, not savings anymore, and it changes what you have available if your plans change. Map the schedule against your FHSA and savings before signing — the savings sequencing is in the First Home Guide for Edmonton.
Rate strategy over a long build
A standard rate hold covers months, not a year-plus build. Long timelines use combinations: builder or lender rate caps, a hold taken closer to possession, and a plan for what happens if your hold expires — the options are detailed in rate hold expired before possession. You will also be re-qualified near possession: income, debts and credit are re-verified, which is why the habits in my approval-protection posts matter for a full year on a new build, not just a month. The dedicated process post is new-build mortgage approvals in Edmonton.
GST and the closing bill
New homes attract GST (with a partial rebate for some buyers under the applicable thresholds), and closing costs add legal, utility hookups and sometimes landscaping obligations — money that must exist at possession on top of the down payment, planned through the Pre-Approval & Refinance Check. Resale homes have no GST for most buyers and a more predictable closing list.

Which should a first-time buyer choose?
Choose resale when your cash is tight, your timeline is short, or rate certainty matters most. Choose new build when you have staged-deposit cash, a flexible move date, and a year of financial discipline in you. Run both budgets in full before the showhome visit — showhomes are designed to make the financing feel like a footnote, and it is not.
