Buying a Multigenerational Home in Edmonton: Financing Parents, Kids and One Mortgage

General 29 Oct

Multigenerational buying has moved from exception to strategy in Edmonton: parents downsizing into a suite, adult children saving for their own place, and one larger home carrying a family that would otherwise fund two or three households. Lenders can finance these purchases well — the file just needs to describe the arrangement honestly: who lives there, who is on title, who pays what, and whether any suite is legal and rented or simply family space.

Owner-occupied is the key classification

If the owners live in the home, the purchase is generally treated as owner-occupied even with a legal secondary suite, which keeps down payment and program options open. Family members contributing to costs informally is normal; formal rent from family can be treated differently from market rent by lenders and insurers, so describe it accurately rather than dressing it up as a tenancy. Non-occupant co-borrowers — parents on title who live elsewhere, for example — are also possible on many programs.

Plan the exit at the entrance

Multigenerational arrangements change: parents’ needs grow, children move out, estates must be settled. Agree in writing, with legal advice, what happens on each change — buyout formulas, first refusal, and how the mortgage gets refinanced when an owner leaves. The financing is the easy part; the family agreement is what protects everyone.

A note on rates

Posted rates are a starting point, not the final word. Rates are sometimes negotiable depending on the person and the situation, and we work with multiple lenders who offer different products and sometimes more competitive rates than any single posted table shows. Contact us and we will shop across lenders for your file — call Travis Bannert at (780) 720-8240. Any rate quoted for your file is based on an application and lender approval — it is confirmed only when a lender reviews your full application.

Start with a check, not a guess

Run your numbers through the Pre-Approval & Refinance Check — that page is the fastest way to sign up for a review of what you qualify for, what documents you need, and what your payment would look like on the homes you are actually watching in Edmonton and across Alberta.

Frequently asked questions

Can family members who are not on the mortgage live in the home?
Yes. Occupants do not have to be borrowers. Lenders care about who owns and who owes; who else lives there is mainly an insurance and, for suites, a municipal legality question.

Thinking about this move in Edmonton or anywhere in Alberta? Call Travis Bannert at (780) 720-8240 — I will try to call you this week, or reply with a good time and we will set a phone appointment to walk through your file step by step.
