Parental Leave and Your Mortgage: How Lenders Count Income When a Baby Is Coming

General Travis Bannert 29 Oct

A baby changes a mortgage file in two ways: income temporarily drops to employment insurance benefits, and lenders ask how and when full income returns. Many Canadian lenders will qualify a borrower on their full return-to-work income with an employer letter confirming the position, salary and return date — even while the leave is underway. Without that letter, the same file may be assessed on the reduced benefit income alone, which can cut the qualifying amount dramatically.

Get the letter before you need it

Ask your employer for a return-to-work letter early; HR departments issue them routinely. If you are self-employed, the file rests on your tax history instead, and planning starts even earlier. Couples where one partner remains fully employed are simpler — lenders qualify the combined file as presented, so whose name carries which debt matters.

Renewals and switches on leave

Staying with your current lender at renewal usually requires no income requalification, which makes renewal the low-stress path during leave. Switching lenders or refinancing mid-leave is a fresh application — possible with the return-to-work documentation, but plan the timing so the leave does not force a worse structure than necessary.

A note on rates

Posted rates are a starting point, not the final word. Rates are sometimes negotiable depending on the person and the situation, and we work with multiple lenders who offer different products and sometimes more competitive rates than any single posted table shows. Contact us and we will shop across lenders for your file — call Travis Bannert at (780) 720-8240. Any rate quoted for your file is based on an application and lender approval — it is confirmed only when a lender reviews your full application.

Start with a check, not a guess

Run your numbers through the Pre-Approval & Refinance Check — that page is the fastest way to sign up for a review of what you qualify for, what documents you need, and what your payment would look like on the homes you are actually watching in Edmonton and across Alberta.

Frequently asked questions

Can I buy a home while on parental leave in Canada?
Yes, with many lenders, provided your employer confirms your return date and full income in writing and the rest of the file qualifies. Start the conversation before you write an offer.
