Buying and Borrowing With One Person: How the Combined Realtor-Mortgage File Actually Runs in Edmonton

General 25 Oct

When one licensed person handles both your Edmonton home purchase and your mortgage, the two files stop contradicting each other: the search budget is the approved budget, the offer’s condition dates are set around the lender’s real timeline, and property problems — a condo building a lender dislikes, a home with Poly-B plumbing an insurer questions — surface before you commit, not during your condition week. I work this way as a Realtor with Bridge Realty Group at Maxwell Progressive Realty and a Mortgage Broker with Next Door Mortgages at BFL Dominion Lending Centres, and the process below is the actual sequence.

Step 1: One intake, two approvals

We start with the mortgage facts — income, debts, down payment and its 90-day paper trail — and the housing facts — property type, neighbourhoods, timing — in a single conversation. The pre-approval that comes out of it uses verified documents (see what a broker reviews up front), so the price range you shop in is the range a lender has already underwritten, under the stress test, with a rate held.

Step 2: The search is filtered by lendability

Not every home that fits your life fits a lender. Condos get a building check, older homes get an insurability check, and new builds get a possession-timeline check against your rate hold before you tour seriously. That filter is invisible when things go well — which is the point. The purchase steps themselves are in the First Home Guide for Edmonton for first-time buyers.

Step 3: The offer is written around the financing

Condition periods match the lender and insurer’s actual turnaround, the deposit matches your liquid funds without raiding the down payment’s paper trail, and possession matches your funding and any sale of your current home. If you are also selling, the same file carries your renewal or penalty picture, so your net proceeds are known before you list. Begin either side with the Pre-Approval & Refinance Check or, for an existing mortgage, the Mortgage Renewal Check.

“Having Travis on both sides meant our offer, our financing and our sale all talked to each other. Nothing fell through the cracks.” — Google review excerpt

Want one file instead of two phone trees? Call (780) 722-5621 for the mortgage side or 780-720-8240 for the real estate side — I will try to call you this week, or reply with a good time and we will set a phone appointment.
