Many Edmonton downsizers assume mortgage-free is automatically the right answer because it was the goal for thirty years. It is often right — but not always. Keeping a small mortgage can preserve cash for health costs, help for adult children, or a renovation that makes the new home work for a decade, while paying the home off in full can free monthly cash flow and remove a payment from a fixed retirement income. The right answer is a cash-flow decision first and a pride decision second.

Why mortgage-free is not always the cheapest feeling option
If every spare dollar goes into the purchase, the home is paid for but the bank account is thin. A furnace, a special assessment in a condo, or a family emergency then lands on a credit card or a line of credit arranged in a hurry. Lenders also look differently at a retiree with reserves than at one who is house-rich and cash-poor. Keeping a modest reserve — even if it means a small mortgage — often produces the calmer household budget, especially in the first year after a move when costs cluster.
How qualifying works on retirement income
Lenders qualify downsizers on pension, CPP, OAS, RRIF and investment income, with documents for each source. A smaller mortgage keeps debt-service ratios comfortable on that income and leaves room if rates or condo fees rise. Run both versions — paid in full and small mortgage — side by side before you list, so the decision is made with numbers while there is still time to change the plan.
A note on rates
Posted rates are a starting point, not the final word. Rates are sometimes negotiable depending on the person and the situation, and we work with multiple lenders who offer different products and sometimes more competitive rates than any single posted table shows. Contact us and we will shop across lenders for your file — call Travis Bannert at (780) 720-8240. Any rate quoted for your file is based on an application and lender approval — it is confirmed only when a lender reviews your full application.
Start with a check, not a guess
Run your numbers through the Pre-Approval & Refinance Check — that page is the fastest way to sign up for a review of what you qualify for, what documents you need, and what your payment would look like on the homes you are actually watching in Edmonton and across Alberta.
Frequently asked questions
Can I get a small mortgage as a retired downsizer in Alberta?
Yes, if your pension and other income support the payment under the stress test and your credit is in good order. Age alone does not disqualify you. Bring pension statements, tax returns and Notices of Assessment to the first conversation.
