More first-time approvals die from new behaviour than from bad files: a car loan taken between pre-approval and offer, a job change that resets probation, a large deposit with no paper trail, or a co-signed debt a buyer forgot they carried. Lenders re-verify your file before funding, and every material change reopens the math under the stress test. The rule from pre-approval to possession is simple — change nothing financial without asking your broker first.
Habit 1: Adding a payment
A $500 monthly car payment does not cost $500 in mortgage terms; under the debt-service ratios it can remove well over $100,000 of purchasing power, because lenders count the payment against the same ratios as your future mortgage. Furniture financing, buy-now-pay-later plans and new credit cards count the same way. If a purchase cannot wait until after possession, ask first — the order of operations is the whole game. My approval fall-apart guide shows how these changes surface at funding.
Habit 2: Changing jobs casually
A promotion inside the same field and employer is usually fine with a letter confirming it. A move to a new employer, a switch to self-employment or contract work, or income that becomes commission-based can restart income averaging and probation questions mid-file. Time the move after possession where you can; where you cannot, document it fully and tell your broker before the offer, not during conditions. The document set in what a broker reviews up front is what a job change will be judged against.

Habit 3: Moving money without a trail
Lenders must source your down payment across 90 days. A gift is fine with a signed gift letter and a visible transfer; cash that appears without history is not fine, however honestly it was saved. Keep the money still, keep statements complete, and route family help exactly as your broker instructs — the First Home Guide for Edmonton sequences gifts, FHSA and RRSP withdrawals so the trail stays clean.
Protect the file you already built: start with the Pre-Approval & Refinance Check and treat the approval as an asset under management until keys are in hand.
