Separation in Alberta: How Joint Debts and Support Payments Change Mortgage Qualifying

General Travis Bannert 29 Oct

Lenders do not divide debts by fairness; they count what your name is on. During a separation in Alberta, a car loan, credit card or line of credit in joint names counts against both borrowers until it is paid, closed or legally and practically separated — even if your separation agreement assigns it to your former partner. Support payments move the number in both directions: paid support reduces qualifying income, received support can increase it with documentation and history.

Cleaning the file before you apply

List every joint account and decide, in writing, who pays and ideally who refinances it into their own name. Keep every payment current during the transition — one missed joint payment damages both credit files. Where an account cannot be separated yet, a broker can present the agreement and payment history to lenders who will consider the context, but the cleanest file is one where the paperwork already matches the plan.

Support income: the track-record rule

To count support as income, lenders generally want a formal agreement or court order plus a record of payments actually arriving, commonly several months. If you are buying before that record exists, plan on qualifying without it or on a longer timeline. Either way, test the numbers before you write an offer — separation already has enough surprises without a financing decline.

A note on rates

Posted rates are a starting point, not the final word. Rates are sometimes negotiable depending on the person and the situation, and we work with multiple lenders who offer different products and sometimes more competitive rates than any single posted table shows. Contact us and we will shop across lenders for your file — call Travis Bannert at (780) 720-8240. Any rate quoted for your file is based on an application and lender approval — it is confirmed only when a lender reviews your full application.

Start with a check, not a guess

Run your numbers through the Pre-Approval & Refinance Check — that page is the fastest way to sign up for a review of what you qualify for, what documents you need, and what your payment would look like on the homes you are actually watching in Edmonton and across Alberta.

Frequently asked questions

Will a lender ignore a joint debt my ex agreed to pay?
Some lenders will consider a separation agreement and a proven payment record, but many count the full payment anyway. Assume it counts until a specific lender confirms otherwise in writing.
